Westgate Developments : Brotton Hall
Conversion of listed building into apartments & new build housing.
Warsett were engaged as Principal Contractor to undertake all works on Brotton Hall which is a Grade ll listed building within a conservation area. The Hall had stood empty for a number of years and fallen into a state of disrepair and dilapidation. The land to the front and the garage to the side of the Hall had been used as a petrol filling station and vehicle repair business.
The developer’s aim was to restore the original Hall to habitable conditions. Works included demolition of the garage workshop and a sympathetic rebuild to ensure conservation compliance was maintained and aesthetic integration was achieved. We liaised closely with the developer, architects, building/planning officers & conservation officer to ensure suitable materials were used and original features were incorporated into the design.
We engaged and worked alongside a range of specialist organisations to comply with requisite environmental and conservation issues including bat surveys, archaeological surveys & ground contamination investigations. The site of the petrol forecourt was found to be badly contaminated so extensive works were required to undertake remediation work.
Works included; full refurbishment of Hall to create apartments, renovation of existing stores to create new accommodation, extensions to Hall, building a new cottage in sandstone and new build houses and flats to current building regulations & NHBC standard.
